Rules and Guidelines For Residents

  1. The lake is for the exclusive use of Lakeside Village Association (LSVA) residents. Residents are asked to accompany guests during walking, fishing, ice-skating, partying and any other lake-centered activities.

  2. Fishing is permitted, but all guests must be accompanied by a resident. Please practice "catch and release" to ensure the continued stock of fish. Also, the level of contamination in fish from run-off is unknown.

  3. The boats on the docks are the personal property of the individual owners and are for their exclusive use.
    Boats should be kept in the water and not on the shoreline approximately April 1 to November 1. In cold months, residents of Lakeside Forest must store their boats out of sight, and west side residents must store boats inconspicuously (garage or covered along the side of houses that does not face the lake).

  4. The docks are the property of Lakeside Village Association and are available to homeowners upon written request to the Association and a one-time payment of $50. Only two boats may be assigned to each dock.
    Docks are available on a first-come, first-served basis. The LSVA board must be petitioned to construct a new dock (to match current docks), and docks cannot be sited closer than every other lakeside lot. The builder is exempted from the $S0 fee. The right to dock a boat is not transferable to other residents.

  5. Motorized boats and boats over 14 feet long are not permitted on the lake except for doing work to maintain the lake. Lakeside Forest Association owns the orange canoes, and they are only for the use of LSFA. There is a limit of two persons per canoe. Residents and their guests are permitted to use canoes or paddleboats at their own risk and must have personal flotation devices in the boat.

  6. No swimming is allowed in the lake. Ice-skating is permitted at your own risk when the ice is a minimum of four inches thick.

  7. Cats and dogs are welcome but they must be constrained at all times. Walkers must pick up their pet's droppings immediately. Owners must control noisy pets and are responsible for any damage by pets.

  8. The towpath is intended for walking. The benches around the lake are intended for common use and for relaxing and enjoying our beautiful lake. No bicycles, motorcycles or skates please. If you see litter anywhere around the lake, please pick it up and discard it with your own trash.

  9. Residents on the west side of the lake are responsible for maintaining and mowing the common area between the towpath and the lake. Removal of any trees or plantings in the common area must be approved by the LSVA board. When mowing, please aim the cut grass away from the lake to avoid building up organic matter in the lake. Do not discard any sticks, leaves or other organic matter in the lake.

  10. Residents are encouraged to maintain their yards and their residence as described in the Warranty Deed (Volume 3464, Page 64, Articles 3-6 for west side residents) so that the properties are always an asset to the community. Any outside remodeling by west side residents must be approved by the LSVA board. Any outside remodeling by Lakeside Forest residents must be approved by the LS board. (Outside construction must be of wood except for gutters and downspouts. For west side residents only, painting and staining must be in Earth tones (brown, tan, gray, green, and not white) and does not need prior approval by the LSVA board.)

  11. Membership on the LSVA board is 4 people from Lakeside Forest and 4 people from the west side of the lake. Terms are 2 years and board members may run for reelection. The annual April meeting elects board members. Officers are elected by each new board following the annual meeting. Dues are set by the board to meet the expenses of maintaining and improving the quality and appearance of the lake environment. Late dues are subject to a Sl0 a month penalty starting Say l, and iens will be filed against the property owned by residents if dues are not paid by October 31 of that same year.

  12. No campers, boats or commercial vehicles are to be left outside for any extended period of time.

  13. There will be no overnight parking on Lakeside Drive. When parties or other gatherings result in numerous cars, guests should park on Schrock Road or Allview Drive. Speed limit on Lakeside Drive is 10 mph.

  14. No clotheslines or open compost piles are allowed if visible from the towpath or the front yard. Please, no exterior antennas of any kind. Mail boxes should be of wood construction and in Earth tone colors.

  15. No loud parties, mowing lawns or other noisy activities are allowed between 11:00 p.m. and 8:00 a.m..

  16. Owners are asked to acquaint their guests and renters with all the above guidelines.

  17. Realtors who list homes in LSVA will be given this sheet of rules to give to any prospective buyer looking at the house.
    (Use of the Lake and facilities is only available to members who are current with their payment of dues to LSVA (and LSFA for Forest residents.)
